Richie Brown is the Founder and CEO of Beacon Homes. After experiencing firsthand how building failures can affect health, comfort, and quality of life, he devoted himself to building science — moisture management, indoor air quality, and healthy home construction.

Over the years he has worked alongside homeowners, architects, engineers, contractors, and consultants to create homes that perform better, last longer, and support healthier indoor environments.

Today he serves as a Building Science Owner's Representative to owners pursuing exceptional health, durability, comfort, and performance — protecting their interests, aligning the project team, and keeping critical decisions true to the project's goals through design and construction.

Exceptional homes are rarely the result of one big decision. They are the result of hundreds of small decisions, made correctly, over time.

Do I need to use Beacon as my builder?
No. Owner's Representative services are independent of construction. Beacon works alongside whichever builder you select — vetting candidates, reviewing scope and contracts, and overseeing performance throughout. The role is advocacy for the home and the owner, not a path to a construction contract.
Can you work outside Texas?
Yes. Beacon serves clients nationwide, with select international locations by arrangement. While the home office is in Dallas–Fort Worth, each engagement is structured around your project's location, complexity, and the cadence of site involvement it requires.
What projects are the best fit?
Luxury custom homes, estate properties, wellness-focused residences, multi-structure compounds, and high-performance homes — particularly those with multiple consultants and specialty systems, where one independent advisor overseeing how everything performs together adds the most value.
How are services structured?
Engagements follow four phases — Design & Project Development, Team Assembly & Preconstruction, Construction Coordination, and Field Verification & Site Visits — scaled to the scope and stage of your project. Because each engagement involves direct participation from Richie Brown, scope and availability are confirmed individually after reviewing your inquiry.
Is this service right for smaller projects?
It can be. Owner's Representative engagements are designed for complex, high-investment homes, but a more focused building-science review is sometimes appropriate for smaller projects. The questionnaire helps determine the right level of involvement — or whether a different form of guidance would serve you better.
Who performs testing?
Beacon coordinates, reviews, recommends, and interprets testing performed by qualified professionals — third-party consultants, commissioning agents, mechanical contractors, and testing agencies. We ensure the right tests happen at the right time and that results are documented and acted upon across the team.
