    • Owns the day-to-day execution of projects from pre-construction through completion, ensuring schedules, budgets, and scopes are aligned

    • Serves as the primary internal coordinator between clients, architects, superintendents, and trade partners

    • Manages project schedules, selections, and documentation to keep projects moving efficiently and transparently

    • Oversees cost tracking, change orders, and budget updates to maintain financial clarity and control

    • Ensures all work aligns with Beacon Homes’ high-performance building standards and quality expectations

    • Anticipates challenges before they arise and proactively develops solutions to keep projects on track

    • Maintains consistent communication and documentation through our project management systems

    • Prepares detailed, accurate project estimates during pre-construction and budgeting phases

    • Develops material takeoffs, labor scopes, and bid packages aligned with project plans and specifications

    • Coordinates pricing with trade partners and suppliers to ensure complete and competitive bids

    • Builds and maintains project budgets, cost codes, and allowances within our estimating systems

    • Reviews plans for constructability, scope gaps, and alignment with Beacon Homes’ high-performance standards

    • Collaborates closely with project managers and superintendents to ensure seamless handoff from estimate to execution

    • Tracks cost assumptions, clarifications, and exclusions to maintain transparency and reduce risk

    • Supports informed client decision-making by providing clear, well-documented pricing and options
