Before we ever pick up a hammer, there’s a thoughtful process that sets great projects apart. This quick video walks you through how we plan, collaborate, and prepare your project for success — so you know exactly what working with Beacon feels like from day one.
The Pre-Construction Phase
Typical timeline: 3–6 months (90–180 days)
Pre-construction is the most important phase of your project. This is where we create clarity, align expectations, and eliminate surprises before construction begins.
For most fully custom homes, this process takes between three and six months depending on complexity, site conditions, and how the design evolves.
We don’t rush this stage, because the time invested here determines the experience you’ll have during construction. Spending more time here does not mean longer construction process overall - it means staying on budget, less mistakes, and more confidence to move fast during construction.

Typically 1–2 weeks
This is where we listen.
We learn how you want your home to feel, how your family lives, what matters most, and what problems you’re trying to avoid. We discuss budget expectations, timelines, lot conditions, and introduce you to our building philosophy.
This stage ensures alignment before design begins.

Begins the 3–6 month planning window
Once we mutually decide to move forward, we enter into a Pre-construction Agreement.
This allows us to begin detailed collaboration with architects and engineers, evaluate building science strategies, and start budgeting with real numbers.
This phase protects you from costly changes later.

Approximately 3–6 weeks
We begin shaping the home.
Layout, orientation, massing, and overall flow take form. We evaluate window placement, structural concepts, and mechanical zones early.
Even at this stage, we are thinking about durability, performance, and long-term health, not just aesthetics.

4–8 weeks
Now we refine the details.
Wall assemblies. Roof assemblies. Window specifications. HVAC strategy. Ventilation. Moisture control. Insulation.
Selections and material direction begin to solidify during this phase. This is where we ensure the home will perform as beautifully as it looks.

4–6 weeks
Your vision becomes build-ready.
Plans are finalized with structural engineering, mechanical layouts, and detailed specifications that reflect both design intent and performance standards.
The goal here is clarity. The more defined the plans, the smoother construction will be.

3–4 weeks
Completed documents are distributed to our trusted trade partners.
Detailed scopes are created. Line items are verified. Materials and allowances are evaluated carefully.
We are not simply collecting prices. We are stress testing the project for accuracy.

Final 1–2 weeks before ground break
Before we begin construction, we align everything.
Scope is confirmed. Budget is finalized. Selections are clarified. Timeline expectations are set. Long-lead materials are identified.
