What Is a Capillary Break—and Why Does It Matter?

A capillary break is a material layer or barrier designed to prevent moisture from being drawn upward through porous building components like concrete. Think of it like a moisture “circuit breaker” that stops the flow before it becomes a problem.

Beacon homes include multiple layers of protection to stop this process before it starts:

  • Well-compacted, free-draining gravel base
    This helps move water away from the slab, keeping standing moisture out of contact with the concrete.

  • High-performance vapor barrier (at least Class I or true 15-mil poly)
    This is installed directly beneath the slab to prevent ground moisture from migrating upward. It must be durable, properly lapped and sealed, and protected from punctures during construction.

  • Rigid foam insulation (when applicable)
    In some builds, we include foam insulation below or around the slab edge to act as both a thermal and capillary break, improving energy performance and reducing condensation risk.

Each of these components plays a role in controlling both bulk water and water vapor, which are two very different but equally dangerous threats to your home’s long-term health.

Most builders in the South install a basic slab over sand or dirt with little more than a thin poly sheet and wire mesh. It meets code. But it doesn't meet the performance or durability standards of a true high-end custom home.
