Vented vs. Conditioned Crawl Spaces: What’s the Difference?

Most older homes in the South were built with vented crawl spaces. The logic was simple: add vents to allow humid air to escape. But that approach doesn’t hold up to building science or modern performance standards.

In a vented crawl space, warm, moist outside air enters through wall vents and mixes with the cooler surfaces inside the crawl space. This creates condensation—exactly what mold, mildew, rot, and pests thrive on.

In contrast, a conditioned crawl space is sealed from the outside, insulated at the foundation walls, fitted with a high-performance vapor barrier, and sometimes slightly pressurized or dehumidified to maintain healthy conditions year-round.
